In this episode, James Dooley and lead generation expert Kasra Dash break down the most effective ways loft conversion companies can create a steady pipeline of high-quality enquiries. What begins as a simple conversation about Google Business Profile quickly expands into a full, practical roadmap for local lead generation — covering SEO, PPC, social media, tradespeople platforms, and the rise of AI search engines.
Together, James Dooley and Kasra Dash share the strategies they’ve used to help UK loft conversion companies grow: how to optimise service pages, why response time dramatically impacts conversions, when PPC becomes risky, and what to look for when choosing a lead-generation partner. They also pull back the curtain on real-time leads, inbound vs. outbound conversion rates, and the systems companies need in place to scale sustainably.
By the end, you’ll understand exactly how modern homeowners search, how to position your loft conversion business across every digital touchpoint, and how to build a reliable lead engine that grows month after month.

Kasra Dash: If you’re a loft conversion company looking for a consistent flow of enquiries, this video is for you. James and I have worked with a lot of UK companies that do loft conversions, so we know exactly which marketing strategies work — and which ones you should avoid. In this video, we’ll break down every strategy. James, take it away. James Dooley:

Step number one: focus on your Google Business Profile. If you already have one, reach out to all your existing clients and get as many five-star reviews as possible. It’s one of the best ways to generate more local leads. You should also build citations, post regularly, and upload photos. That’s the first thing I’d do to generate more leads.

Kasra Dash:

Step number two: support your Google Business Profile by creating dedicated service pages on your website for each service you offer. SEO-optimized pages help rank your site, and they also increase the chances of your Google Business Profile showing up for more keywords. That means more phone calls.

James Dooley: Another option for local leads is PPC — pay-per-click through Google or Bing. You’d target bottom-of-funnel keywords to generate enquiries. But you need a good PPC agency because click fraud is common, and you’ll need a strong negative keyword list to avoid wasting money on irrelevant searches, like job applications. PPC works, but in the wrong hands you can burn a lot of money. Kasra Dash: You’ve also got Meta ads — Facebook and Instagram. When people scroll, they might see your ad. You can use lead forms, which keep users inside Facebook. They’re simple, but the quality might be low unless you add more qualifying questions. You can also run conversion ads that send people to your website to fill out your contact form. Both approaches work. James Dooley: Another way to get more local leads is organic social media — posting regularly on Facebook, Twitter, YouTube, Pinterest, Instagram, Reddit, and Quora. These platforms can drive leads when you answer questions or share content. Kasra Dash: With organic content, it’s a volume game. You need consistency — daily or weekly uploads. For example, aim for five videos a week. Platforms like YouTube and Twitter reward consistent posting. James Dooley: What are your thoughts on using AI agents for automated content? Tools like n8n can automate posting across social platforms. Should companies leverage AI for lead generation? Kasra Dash: You definitely can. AI agents can crop videos, repurpose content, and auto-publish across YouTube, Facebook, and Twitter. But I’d also focus on AI search. More people are now searching on ChatGPT, Gemini, Claude, Grok, and other LLM search engines. If your brand doesn’t show up there, you’ll miss out on leads. That’s a major area to focus on. James Dooley: Another option is teaming up with tradespeople websites — Checkatrade, Bark, Builder Builder, TrustATrader, Rated People. These platforms can generate local leads. But track your KPIs: cost per lead, cost per acquisition, and your ROI. We made comparison videos on all these platforms, so check the links in the description. Kas, what are your thoughts on lead-generation companies versus tradespeople sites? Kasra Dash: For lead gen companies, always do your due diligence. Make sure they’ve generated leads in your specific niche. Have a strategy call to discuss your budget and target number of leads. Check whether the leads are exclusive or shared — because shared leads mean competing on price, which many companies dislike. James Dooley: If anyone wants more local leads, head to FatRank.com. We offer commission-based lead generation — you only pay a finder’s fee when you convert a job. No fees per lead. No upfront costs. You only pay when you get paid. Kas, what’s your take on inbound vs outbound lead generation? Kasra Dash: I always prefer inbound. Conversion rates are much higher. The last stat I saw showed that inbound leads convert around 16.1% into paying customers, compared to 1.4% for outbound leads. That’s a massive difference — around 10–12x higher. Outbound requires volume, more staff, and higher operating costs. People think outbound is “free,” but you still pay for email software, staff, and follow-ups. James Dooley: Some people ask about real-time leads — leads delivered the moment the enquiry comes in. Is that important? Kasra Dash: Very important. Our internal stats show that real-time leads convert around 63% higher. And responding within under a minute massively increases conversion. We used to think five minutes was fast, but under a minute is the sweet spot. James Dooley: Not every company needs to respond in one minute, but it’s something we evaluate when partnering with businesses. Some companies go on holiday for five days and nobody answers the leads, but we’re still delivering them. That’s why we qualify partners properly. If you want consistent high-quality leads, fill out the form at FatRank. The team will see if you’re the right fit and give feedback if you’re not. Hope you enjoyed all the strategies to generate more leads for your loft conversion company. Head to FatRank.com and see if you qualify.
